Job Title: Contract Commercial Manager
CBRE Global Workplace Solutions is a leading global provider of integrated facilities and corporate real estate management. We are recruiting a Contract Commercial Manager to join the team supporting one of the largest and highest profile accounts in our UK business. The role will be hybrid through a combination of home and office based, predominantly from our Leeds Gateway office, though some travel around the UK will be expected.
As a Contract Commercial Manager, you will be responsible for:
- Providing commercial support to delivery operations, with particular emphasis on the minimisation of risks and contribution to the long term profitable growth of CBRE through expert commercial knowledge and negotiation techniques.
- Line management of a Change Co-Ordinator
- Owning the commercial relationship with the customer, working closely with internal operations, procurement and finance teams
- Leading the implementation and application of robust commercial processes throughout the account to ensure contractual compliance and adherence to company's policies.
- Timely and expedient management of contract change.
- Commercially leading on and negotiating future contract renewals/extensions.
- Delivering on contract and wider CBRE commercial awareness training to Operational teams.
- Supporting the strategic development of the company through commercial guidance to the Divisional Commercial Director and Alliance Director.
Responsibilities
Commercial Acumen:
- To act as the 'technical specialist' in respect of commercial issues including:
? Optimising the commercial model;
? Change Management
? Projects;
? Supplier terms and conditions and order placement;
? Operational Performance issues.
- To be the educator of the operational teams in respect of the commercial issues giving guidance, advice and/or taking leadership where required.
- Building and owning a commercial relationship with the customer for commercial activities - for example SLA performance management, change control, dispute resolution etc
- Acting as a conduit and trusted advisor between operational and functional support (e.g. finance, QHSE, Procurement) teams
Business Development:
- Ensuring all project tenders are submitted on a commercially sound basis and in line with company governance
- Supporting Procurement with negotiating and agreeing supplier terms and conditions of contract (maintenance and projects) all in line with company policy.
- Creating open customer relationships to allow negotiations to proceed and be concluded in a mutually acceptable manner.
Operational Delivery:
- Ensuring the commercial elements of the contract are implemented by the Operational Teams, including uplifts, change control, invoicing, WIP, comprehensive repair funds, SLA/KPIs, etc.
- Maintaining profit margins through proper application of contractual terms.
- Building key customer contacts to strengthen the company's position in the development of a long-term customer relationship.
- Assist in the promotion and development of Projects throughout the account.
- Resolution of disputes with suppliers and customer to avoid escalation.
Supplier Management:
- Supporting the Procurement of suppliers to meet the company's strategic needs and in accordance with sound procurement methods.
- Supporting operational teams with Supplier Relationship and Performance Management, to enhance the delivery of our customer facing obligations
- Promoting the use of Preferred Suppliers.
Accountabilities
- Accountable to the Divisional Commercial Director and Alliance Director.
Person Specification
- Expert negotiating skills - able to manage conflict and contentious issues easily and confidently;
- Confident presentation skills - build and maintain relationships with clients and suppliers whilst being able to have robust and difficult conversations, and able to produce documents to a high standard in terms of detail, analysis and conclusions
- Capacity to be influential and amenable - win over clients, colleagues and senior stakeholders;
- The capacity to prioritise and retain focus on detail, under high workload conditions;
- Decisiveness and mercantile shrewdness - solid problem solving, decision making and analytical capabilities;
- Experience of managing and negotiating a high volume of contract change is preferable.
- Able to meet agreed timelines - meet commitments and maintain deadlines
- Ideally the post-holder will have around 5 years industry experience in a commercial, financial, legal or business related field.
